If you are able to network with someone that can give you consistent deal flow and partner with people that will provide the funding you will be in really good shape.

While it doesn't meet the 1% rule it's in a stable, desirable area that'll perform more consistently for you over time so it's worth the tradeoff in my opinion.

Taking financial advice from people who have made a life of consistent bad financial decisions is never a good idea.
