Plus if you aren't forcing appreciation, appreciation is generally slow.Buy assets that are making some money today, doesn't have to be a ton; when and if the I/R drops, then refi and likely cashflow significantly better as you will have a better payment with higher rents.

I read their cc&r and the only thing I found that relates to rentals is a line that reads “Property shall be used for residential purposes only”But I’ve reached out to the hoa and was told “Our HOA regulations say single family home which means No vrbo or short term rentals.”I’m getting confused since I’m fairly certain that single family home doesn’t mean what they think it means.

Hey @James R., like @John Underwood said, Houfy can provide you with everything you need for a stand alone site but I don't believe that it allows you to have your own links like a .com address.If you want that, then you can figure out an address for your site and look at Wordpress as a way to build it up.

I say you don't need to consider security cameras (or even trail cameras)- but you could put fake ones out or if you had wifi on site o(r wanted to go the sim card/monthly route), that's not an expensive option either.

However, it is still zoned as R-6 SFH.- The zoning office said the process should take 2-3 months and it is upto the zoning council and the neighborhood association if it gets approved or not.- No HOA and they were very accommodating.
