@Lakeesha Romero, you are deliberately ignoring every motivated Seller who "either wants cash or... don't want the hassle of being a landlord" (who comprise probably 90% of your available pool of motivated sellers), just so you can focus on finding 1 Seller per 1000 who might be talked into lease options?

You will likely need legal advice on what comprises the Tenant/Buyer breaking the Rent-to-Own Contract (and/or what recourse they have), but it probably should be fairly straight forward to determine.
