I just a premium to offset the 15% commission they charge so I'm out of whack on prices with much of my competition.-  Setting up Booking.com was a pain in the butt but unlike others on here have said, I haven't had issues with them.  

Seek out the smaller relationship oriented banks in your market and begin borrowing from them even if their terms are slightly less competitive than a bigger bank.

Finding deals through agents on the MLS is going to be much more competitive & it can be harder to find deals where the numbers work.

There is less competition now and the saying "Don't wait to buy real estate, buy real estate and wait" ALWAYS holds true!

Here is south Florida the market is so competitive prices are going up so fast with low inventory.

It's a former adult care home, so the layout is shared bathrooms, and this would allow me to not have to change the plumbing layout while offering a competitive price-point and unique experience to travelers.
