Each unit has granite/quartz counter tops, solid wood cabinetry, coil-top stove, 30” wide refrigerator, radiator heating controlled by each unit, 12x12 ceramic tile in the basement units and hardwood floors in the upstairs units, U-shaped stairs at each side of the building for easy access to both floors.

No matter how much the rent is, it still costs the same amount to fix a dishwasher, repaint a bedroom, replace the coil on an HVAC unit, pay for quarterly pest control, rekey a lock, etc.

So tenant then said ok I’ll pay everything and wanted to know if everything was paid with in five months if we coils reduce the fees in half so we agreed (over $2000 in fees) so we could keep tenant in the home because tenant is taking good care of the house just not paying rent on time.

After a couple frustrating conversations with AHS trying to explain the difference between a diagnosis and prognosis (I was frustrated they just wanted to replace the compressor or rather that's all they would pay for - when because this is an R22 unit and older unit, we felt it was about time to replace the coil and condensing unit).

air handlers have more copper inside them. condensers have less and you cannot scrap them without proof of ownership. they cut up the coil in the air handler into tiny pieces of copper and then take it to a scrap yard.
