Hey Stepan, Some changes I'm advising and seeing my clients implement are expecting an extra 3 months of holding time and undervaluing the ARV just a bit due to high inventory on the market. 

Small boutique firm, lower mgmt fee, personalized service, good mentions from here (BP forums), focused only on KC.

We don't allow any "deal-making" in the forums, which includes advertising your services or properties, looking for partners, etc.

You also implied that we don't specifically price deals for our clients and the client's "rates and fees will be much higher".

Ergo I do all the cooking and cleaning  LOL It doesn't hurt that your wife has a client (you) that gives her all his new builds to sell, lol. 

geesh people have to catch a clue this is simply not realistic , or real or anywhere close to that.. if they did all that why would they split profits.. .they would just do it all themselves and not need to sell a service..

It's clear there is a demand for your service.  

Do you mean just for "cold texting" or even when interacting with clients or responding to real, actual leads?

We converted to a self-service model a few months after we took over, which has substantially reduced the workload.
