@Melissa Searing in CA, when "Notice of Petition to Administer Estate" has been posted by the county (no deed) and published by an adjudicated paper of general circulation, by all means send your probate introduction letter to the executor/administrator representing the estate. 

There are some "fix crowdfunding" bills circulating right now that may make things more feasible going forward.  

I don't know if they will put up all cash for the buy and repair or use their credit to leverage the money, thereby using less cash out of their own pocket, but you should be clear on how much cash they are taking out of their investment circulation to make your project work.

This should go without saying, but you'd  be surprised how often a sales contract, for example, is circulated among 4 people in 4 different cities for signatures, and the final product is not readable.

We've been getting old, junk tapes that's been circulating for months from jokers. 

As a result the magnitude of information that is circulating can be so anxiously burdensome that many fail to begin because there is no obvious start line.

Ok... question...What do you all think of those programs that are circulating the internet that are supposed to help the new investor to make a go of it?

A Ponzi scheme is when funds are used by investors to pay obligations of other investors, the money just circulates while the "manager" sips off the profits or the top of the accounts.
