Most of the podcasts I've been listening to for the past couple years have started to go downhill, mainly through loads of circular self promotion. 

Staging proves to sell homes at a higher price, adds warmth and purpose to nooks and underutilized rooms, and camouflages a less than stellar rehab material list. virtual staging can be a let down for buyer expectationsTake it off market, repair the sidewalk crack, plant colorful flowers where the small circular stepping stones are, Place potted mixed colorful plants at driveway corners and to the right of sidewalk at pillar, paint garage white and front door Red, it never disappoints! 

Then the structural engineering, any requirements such as solar, fire sprinklers, that is required  per code, and possibly  earthquake standards, (depending on location), and all the sudden that circular tiny home is a million dollar project.  

Too big of a project especially considering he's using subs which could create a circular firing squad situation/legal nightmare.

I didn't take it after looking at their circular and spending about 2 months considering it (along with help from SCORE and other advisors).

A cost segregation study is a great way to reduce your taxes, but remember, not every cost segregation study is the same.When considering different cost segregation firms do your Circular 230 Due Diligence and ask:- Does the firm have engineering licenses with the State Authorities, proper licenses overall, and proper insurance?

I went through their franchise offering circular and was astonished at what I saw as extremely heavy-handed, one-sided terms. 

So I picked up 4 harbor freight circular saws , we cut the shingles and plywood at the same time , Tore the crap out of blades and the saws .

It's circular thinking.
