If you can come out ahead off the initial deal, that can also give you a bit of an equity "cushion" to be in a good place for the indefinite future.Like I said, this is theoretical, and I'm a novice, so I would love to hear some opinions on this plan - -Trevor

You can use it to evaluate the entire transaction, from buy to sell, and you can vary the holding period to compare return (hold for 5 years vs 20, for example).Many people assume buy-and-hold means a long period of time, but you don't have to hold indefinitely to maximize your return.The limitation of cap rate or COCR is that it looks at a one year period.

The lawyer had previously asked me to allow the tenants to live there indefinitely rent free, as they were waiting for some big workplace compensation payout.If anyone has any thoughts, advice or experience on this, it would be greatly appreciated.

Just because a tenant qualifies, doesn't mean you are obligated to hold the unit for them indefinitely until they are good and ready.
