I would love it if the whole depreciation thing was just a non-issue in the calendar year of the property transaction and that there is nothing to claim or recapture, but I suspect that's not the case.Your help is very appreciated!

Check their calendars to see how full.Area's like Broken Bow, OK seem to have a lot of success with smaller cabins. 2/2 for example.

I would imagine that if your friend created the listing, and then gave you permission, in writing outside of FF, to use it as her agent, you should be able to use their login to update the calendar, write up the description, etc.

I recommend manually digging through comparable listings, it can be super helpful, especially if you can see their booking calendars and amount of reviews (gotta check the actual rental performance, not just the listing!).
