To assess what type of upgrades to do and which will return for you - do some research into what other rentals in the area are renting for and scope of renovations they have - i.e. if the comparable rentals all have painted the 1970 cabinets - then you can do similar and not drop $40k+ on full gut/ remodel.

As property manager we have the right and the physical and electronic safety guards to capture their SS number if they have one (this required an on site visit to our office to verify that each computer was password protected, that we had locking file cabinets etc).

bathroom rehab depends on plumbing but i expect min. 3K for lighter one.kitchen rehab is about 2-3k ; the cabinet is not expensive.that's labour and materials.

I spent $33,836 renovating this unit.Here's the breakdown:-Quartz Countertops: $3,500-Heat Pump System: $5,500-SS Appliances: $1,773-LVP 20 MIL Flooring: $4,406-White Shaker Cabinets: $4,000-Washer & Dyer: $400-Bathroom accessories, ceiling fans, black matte fixtures, toilets, light fixtures, faucets, etc. : $2,347-Paint, all new doors, plumbing fixtures, drywall work, garbage disposal, carpet, bathtub: $3,934-Labor: $7,976The previous owner did not do any updates to this unit for the last 25 years!
