Be in the same game with them as investors and then be able to help with your license as you learn.The best thing about having a license as a new agent and investor is that you can go see all of the vacant properties on the market (don't bother tenants or homeowners if you are just browsing), ones for investment and flips, so you can start to get some market knowledge.

@Bruce Woodruff If you know it will sell way before it's finished, probably before the permit is even pulled, it would be very silly to worry about an interest rate.When I build spec homes, I always know they will sell and close by completion, so I don't even bother worrying about "what if it doesn't sell and close immediately after completion??"
