So its about $80/year for bookkeeping software but the cloud PM offerings are all much higher on an annual basis.

I did most of the book-keeping myself but used the CPA's to file taxes and double check my work. 

Proper bookkeeping is essential and a specialized skill for flippers.

What i find at irs.gov seems to work, however my bookkeeper says its not like kind property.

@Tammy Muller here are two great threads that cover the accounting software options and feedback thoroughly: BP -> Quickbooks or something elseBP -> Fav bookkeeping/accounting softwareThey don't mention either of these options, but that might be because RentalHero &  REI Hub are full-blown property management software, and Quickbooks Online, Digb, and Stessa are accounting/tax software focused on real estate investors.

As a flipper with a small rental portfolio, I would also suggest hiring a real estate-focused bookkeeper.
