I personally would not invest in detroit as historically its not a appreciating market and for cash flow and I invest primarily for appreciation - I go off the location location location mantra.

I agree, start local and see if you can find anything that cash flows in your area—it's always easier to manage something close by when you're just starting out.

It cash flows without the utilities split but I am planning to hold onto for a long time so splitting the utilities seems to make sense.

Once you increase your real estate portfolio using these tax free money, part of the cash flow they generate is offset by the non cash deduction (ie depreciation) so you get the equivalent to the depreciation amount but don't pay taxes on it.
