The seller right now is likely not getting very many "bites" because he won't let people inside the unit unless it's a signed offer and because many people also don't want to deal with Section 8 tenants (I happen to like buying units with Section 8 tenants already in them, but that's a story for another time).Don't be offended but if he perceives you as an "eager beaver" he will be the one that calls all the shots and you will get rolled over.Your offer is not binding IF you put an inspection contingency in there and an appraisal contingency.

Even then, if they don't leave and the police have to enforce a summary ejectment, they will go in with guns drawn and it is pretty dam intimidating even when no one is home.

I believe in colder weather, you are at risk for ice damming if you have no soffit vents, but not sure.Anyway, that's just from my research a few years ago trying to cool my attic.

You need to learn how to determine market value, how to advertise, how to pre-screen and screen, how to protect against predator tenants, how to deal with late rent or unauthorized tenants or pets, what you need to know about lead paint or mold or ice dams or furnaces or pet urine on the lawn...If everything goes right, you rent the place one day after advertising, a little old lady moves in, and she pays rent without fail for 30 years at market rates and you walk away a winner.The more likely scenario is that you'll enroll in the school of hard knocks and be beaten back and forth many times before getting it right, losing thousands or tens of thousands in the process.
