MileIQ is good as well but can drain battery. 

I work for an architecture firm that does schools and courthouses and that sort of thing, and we often spec LVT because it's durable, scuff resistant, lasts a long time, and comes in all sorts of different shapes/sizes/looks. 

If you are going to buy a spec home then you may want to rent out the house for a few years and then sell. 

My only other suggestions is make sure you develop job specs on the job you want done...everything you want done and method if need be.

This is something I plan to do myself when I start renting, plus including an overlay showing from which angle each listing photo was taken.Also one inside one of the kitchen cabinets to help illustrate what size the furnace filter is, what type of battery the garage door open, thermostat, and whatever else takes, where the water shut off valves are, etc.

Check ARVs, do a JV or build something for a spec build.

I have flipped single family homes, built spec homes, had section 8 rentals, and prepared due diligence packages for friends on a commercial scale. 

Even our Agent was surprised that it got under contract at that price in that condition with its specs, because even if it was fixed up nice it would still be a difficult sell due to its location and uniqueness.

Another option i would love to figure out how to export correctly is Google Maps Timeline, its extremely accurate.. i was comparing the data to my week of trying out MileIQ and it said i drove 22.6miles less in MileIQ for the week letting it log all my trips automatic compared to google timeline and google timeline is already running in the background if you have google maps activated with your gps setting turned on.. so it would be one less app to worry about draining battery on my phone.. gonna have to look into this more and see how hard it is to export the timeline to an actual spreadsheet...

Something that would provide the specs or have the technical language to talk with the higher powers?
