I was quoting pool prices for my clients several years ago at approximately $40K (basic package 12'X24' including screen enclosure and paver deck) and then they doubled and more after COVID.

Basically, simply looking at cash flow, is 150-300/mo a good cash flowing deal or should it be higher.

For example, in Kansas they have the 14/30 (basically you will rectify the situation in 14 days and if not you have 30 days to depart i.e. before you can file eviction).

Good with Their CrewOn bigger jobs, a contractor is basically the team captain.

Other parks our size have about the same rent but have water included or basic cable, have rec centers or nice playground / pools, have multiple works on site.

Our Florida mortgage practice was basically shut-down for 4 weeks due to Hurricanes Helene and Milton.

Basically impossible with that many lots.  

I think it's a gamble for someone 2000 miles away - could do well or badly.
