Do my 3 associates need to create a LLC to be able to do these renovations or can any individual do them, as long as proper permits are pulled? 

I dont know of anywhere that you can cashout $270k against equity in an RE portfolio without closing/origination costs other than through a private banking relationship as a HNW individual.

Also I am highly suspect of a company that would use an endorsement on their hope page of the controversial author Regina Jackson, whose claim to fame is hosting expensive workshops and writing books that claim all white people are racists. 

They would need authorization from their broker to do this. 

Instead, build a solid bench of 3rd party vendors; HVAC, plumber, handyman, etc..When considering whether or not to make a hire, most of it depends on how many hours you can dedicate to that individual each week, at least when hiring a maintenance tech.

So far I got only individuals with a rent limit of 1200-1600is it  common to let  2 - 3 individuals who don't know each other rent the house?

When I partnered with friends on a multi-unit property a few years ago, we chose individual umbrella polcies from our personal providers.

Given how the housing authority does their rent price determination on individual units, and government ran programs are never beacons of efficient processes, it can go either way.Note, the examples I speak of only relate to C-Class and below areas.

I work out of my basement and have been trying to find a location near me that rents out individual offices. 

Whether its for investors, agents, or just a general meet up for like minded individuals .
