. :)Would love to hear how things work out for you, I know people throw around a lot of dismal stats about starting out in real estate but I was a long shot and I lasted (including through the recession as a single-income person, my husband conveniently showed up in 2012 :) and I have a friend who started out new in 2007, right when we were gearing up for the recession - she did amazingly well while other agents were leaving real estate - combination of good sphere, amazing work ethic, high competence and she's very good at articulating her value.

However, the "friend" says she won't even consider passing along offers that aren't close.I'm confident I could talk hard numbers with a seller and show them contractor bids and comparable sales that might maybe make them realize they are way off base, but I'm not confident that this unmotivated "friend" would do a good job of articulating this, or even gain me an audience...

I would go to my local REIA and found that there were always the same kinds of people newbies, the local guru, the order investor who spoke very articulate, the cocky successful flipper who just shows up but does not really associate with people and the young investor who does not speak well, does not know much but some how manages to find great deals and sell them.Everyone smarter looks down at him because they no more than him but have no choice but to be his friend because he has one thing they don't have, money!

Marie I think you just articulated what I was trying to say.What harm is there in putting in ten short sale offers at the same time when you intend to buy only one or two houses, since you know most of the offers probably won't get approved, or if they do it may be beyond the 120 day date on the contract?

However, if I was to articulate my objective related to my real estate investing, it would go something along the lines of "generate enough income to have the option to quit one day (if so I chose) and not have to change my lifestyle".
