I may consider more passive investments , but that appears hard to come by.

Being clear about what you want to do from the start not only helps you stay on track, but it also makes it easier to spot problems or delays before they happen.I totally agree that talking to people is important.

I would just excavate a few 2'x2'x2' (or larger if possible) spot footings, w rebar and Simpson hardware,under the house (you will want to take up the floor to make this easier to do).

The only thing that might give me pause would be if I did not have sufficient capital on a building that was older but had appeared to have significant maintenance issues when I was looking at it to buy.

Three, the tenants will be easier to manage because there won’t be any bickering or disputes between them and other tenants in the building which is common with multifamily properties. 

Easier to sell with 1 side show-ready.

But just think of the reality first you have to find someone who will sell you a sub to  NOT EASY and then you have to find someone who will buy it owner contract Easier..

I used a PM in the DR because it was just easier, especially with the language barrier and definite distance issues but I did co-host the listing on Airbnb.

That $800 a month in cash flow isn't bad, and having great tenants makes things so much easier.
