In my opinion with this kind of business I can get a E2 visa and under this business I can be an investor, realtor, maintenance/Reno, staging etc. as you said I have to have a complimentary service business under property management to make margin. 

I'd be ok putting money in escrow that can be released at stages if and when part of the job is complete.
