As for your last question: I am used to it all being handled as part of the escrow.  

I am using a credit repair company right now and my credit score went up from 580 to 620, which I was very happy about, but then I had to buy new tires and opened a new credit card with the available balance of 900 and had to use all of it.

I am used to working with friends and family for many things real estate related so I’m not concerned about it I just haven’t done this particular partnership (outside of an LLC) before so don’t know what exactly it entails legally. 

I have around $150K in HELOC and I am using that to acquire properties and doing BRRR by refinancing the property and getting most of the money out.

Then when someone replies back to them asking to stop being contacted, they will post here being all amused/confused as to why anyone thinks they are scammy pests. 

For those interested, I am using the Small Company Offering Registration ("SCOR") form U-7 as the main disclosure document, rather than the S-1 or federal crowdfunding document series that companies use as the basis of a 'prospectus' for federal (SEC) filing.

I am using more conservative #s for capex to account for the age.
