If you ever want to get ahead in life your will have to act like a grown up adult and pay taxes like everyone else.

Complexity being that my mom is retired and doesn't want ANY income for whatever financial planning reasons and she doesn't want to do the work, but she's liking the idea of keeping the wealth in the family and we've had a very good financial relationship for my entire adult life.

Now, if your PM missed a history of evictions or didn't check all adults who are living in the unit, that's certainly an issue.

If the park is a dump there is no point in trying to upgrade with existing dump rats.To really increase value consider a adult only community or retirement.

Yes, it is a college town.My original thought was to do college housing, but the city actually as a policy about no more than 3 unrelated adults living in one house.
