I think everyone has adequately responded, but I’ll also give it a no-go recommendation.

Vendors who make sales that are “per se” exempt must maintain adequate records to substantiate the exemption. 

Investors are angry Capella earned over $100K in origination fees on that deal and claim Capella did not do adequate due diligence, disclose conflicts of interest, and acted in their borrowers interest and not the investors interest.

So if you only have a relationship with "Broker A" you will never even know about the building that "Broker B" has a listing for.You need to have enough broker relationships where you have an adequate pipeline of deal flow, so probably more than 1 broker and less than "every broker in the market".

Renovating a C will not produce adequate returns to justify the effort.

This isn't as big of a problem if the building is adequately cash-flowing and you have minimal value-add rehab.

That is a Redflag 1.Without knowing the condition of roof, plumbing, exterior, foundation I question if 5% ex (,$400)  is adequate.
