It sounds really absurd but true.I have heard about the title insurance endrosment but not sure why they could not get an affidavit from us declaring we will not declare this property as homestead in the future.

I’ve also gotten many phone calls after the deal is closed asking whether it’s worth suing over something that was missed or falsely represented, but it’s usually too late by then/ not worth it after the fact and those people wish they had used a Realtor.

investing driving distance is usually just a false sense of comfort. there's really not much of a difference between buying 2h away and 1000 miles away, especially if you're not a property manager or contractor by trade. investing somewhere that's truly a great market to invest in, is more important than convenience.- regarding LTR MTR STR, owning each type of rental comes with a different workload/lifestyle.

If you put down any false information (evictions, felony, etc) and I find out, you will never rent from my brokerage.We do have a tolerance if they disclose and it is within our conditions to accept.
