Who is going to be responsible for getting lien releases from subs and suppliers, etc.?  

I hate to spoil your day, but do you realize the value of a walnut tree to specialty wood suppliers?

That means finding suppliers who you can work with at a distance.

Are there incentives from the local energy suppliers or govt. agencies?

During the second interview I asked him about the discounts they had been receiving from a few HUGE suppliers to our company.

The only exception might be if you're ordering in some "unusual"/not normally stocked at the supplier items.The right answer was from yourvirtual assistant, tax forms, proof of insurance FROM THE INSURANCE CARRIER, not from the insured.Or, you could do what I do, on the rare occassion I hire anything done: go to HD, or wherever your local spot for finding braceros is and pick them up, pay them cash at the end of the day, and tell them that if they get hurt you'll just bury them in a cornfield!

For a renter, if they've got bad credit or outstanding bills which a lot of the lower end tenants will have, one util means one deposit....having gas often means paying off an old bill and another deposit...plus that extra surcharge in our market.With propane.....that's the most expensive one of the 3....so I'd switch it to high efficient electric and search online for a scratch and dent supplier.

I have mixed reactions from subs/suppliers though, they need to do the double entry.

I've tried purchasing locally from a supplier, but my online shopping experience is superior.
