If I were to choose to contribute to a charity it would be the Humane Society.Nothing more rewarding in my opinion than assisting a helpless or abused animal.

But in those cases you are increasing rents to cover increased expenses and maybe padding a bit to your advantage.The downsides to both are that when tenants don't pay for utilities, they tend to abuse them.

This is a tried and tested strategy that is widely used (and abused) in ultra-hot real estate markets (see: Toronto and Vancouver). 

I’d be more concerned the pocket doors are not up for abuses, and that they are harder to service.

Most likely, they will be happy to help you out with advice and the occasional form as long as you don't abuse the courtesy.

Motivated sellers don't care about your background, your finances, your gender, race, religion, sexuality, or anything else of a personal nature.

i guess this will be tougher to regulate, but from what i have seen this specific building has decent tenants who did not seem to abuse the service. 

The 10% while vacant sounds open for abuse by an unscrupulous company and provides no incentive for keeping vacancy down.

S8 is high risk, not due to payment so much as opposed to damage/abuse to property, violation of the lease, restricted breeds of dogs, bringing in unregistered tenants etc.
