Yeah for sure, I meant to say that buying in the U.S. you might be able to self manage if you want but international you probably don't have the option but I didn't express that super well.

As a self proclaimed rookie, I recommend starting by conducting your own initial assessment of the property.

I concur with @John Underwood the right property with right management (right self-management) will do fine. 

Although we could continue to add to our Self Storage investments in the US.  

Reg D 506 b allows "self accreditation".  

I've also heard about rolling over some money into a self directed IRA to invest in real estate, but that doesn't really solve my problem. 

When I was self managing, I turned over units in days rather than weeks/months and had reasonable contractors. 

And most regret it.I'll make the opposite case: it is VERY hard to screw up when buying i.e. a duplex in good condition in a desirable neighborhood and either self-manages or hire a quality PM to manage.To any new investor who is reading this: In real estate cost and risk have an inverse relationship.
