You probably don't want to hear this but....the person uphill has the water right of way...so the only way to check this is to have your lot surveyed to find out what the FF (finished floor) Elevation line is of your lot relative to the property that is draining to your friend's.

Just for paul strauss.....Jacksonville, Florida.....between the Intracoastal Waterway and Atlantic Ocean, elevation 9ft...1/4 mile off the beach , BUT I rent my place so I dont have anything to do with your insurance rates :lol:

I understand there's more risk in going bigger, but there's already elevated risk either way by choosing to go farther or pay more closer.I don't know where most of you guys live but, it's my firm belief that certain cities have passed the threshold for new buyers to make positive cash flow (at 20% down payment or less).
