If we're talking about 'maybe I can get five more years out of this', then I'd be doing an epoxy resurfacing to get a few years until I'm ready to rip everything out and replace it.

We were thinking of selling because we've almost maxed out upgrades to the house (new HVAC, roof, appliances, resurfaced pool, etc) but, there would be about an 150k difference from the FHA assumable loan to market value.

If you are talking average wear and tear, depending on how long the tenant has been in the property, but you can expect for a rehab cost of 2-4k for cosmetics like paint, resurface hardwood or flooring if needed, cleaning and you are good to go.

If plaster, the keys holding it up have likely failed over time, Resurface it with 1/4” drywall overtop.

I was thinking if they resurface the entire asphalt (not just to their access - they did not pay for any of the initial asphalt or purchase it) and agree to 25% of maintenance forever (they would be the 4th owner to use the access) then maybe we should allow access.
