Let tenants know today you aren’t raising rents this year, and have them renew their leases today instead of waiting for their lease to come due.My home market of Nashville (and in Salt Lake, Austin, Jacksonville, Orlando) already had much supply come on the market in 2023 and weathered it well, so perhaps in those cities you have to be less active in managing your portfolio (ostensibly you did this last year).

So RE pros, and Orlando experts, what are your thoughts?

Hi everyone, I attended BPCon last year here in Orlando and PadSplit was one of the hot topics.

Our team has been focused on areas that are developing, such as Lake County, Florida, which is within an hour of Orlando and is a growing family area where commuters to Orlando live.

Quick backstory: I ventured into Airbnb in Orlando with a 5 bed, 3 bath place aimed at Disney-goers.

Im in the orlando market aswell and you have to get creative with it my latest purchase 2 weeks ago was a former single family utilized as a duplex and I am putting 2 new tenants in with signed leases already for $2,350 and $1,350 so $3,700 total monthly minus insurance tax and utilities I would bring in about $2,800 monthly for a property that costed me 195k 2 weeks ago.
