I agree with many of @Alan Asriants' points, especially when considering OOS Sec. 8 investing.A lower price point or smaller investment doesn't always mean low risk.House-hacking locally could be a better transition depending on your goals and situation.

If you decide to go the Airbnb route in either city, be sure to check local regulations around short-term rentals to avoid any surprises.

Hudson is a pretty "touristy" town, so BnB's became a big thing and the local gov't was concerned about the amount of long term housing available.

Get familiar with the local market trends and property values.

My partner and I are looking to get our next rental (currently have one in a more local market that has a property manager).  

I understand Philadelphia requires a local property manager.
