Yes, you’ll have good transit access along 82nd but I believe you aren’t as likely to attract the car-less owner there as you would closer in. 82nd is changing, but I don’t think it’s happening fast enough to justify leave out permanent parking if you’re reselling individually.

The property managers fees should be philosophically aligned with your goals as the property owners. 

It's unfortunate that with little exception, I find most of these club owners and their speakers obnoxious.

@Jonathan Baptiste Have been house hacking before it was a thing, 29 years to be exact.

You can buy a rental house, put $60,000 down and you will have to get a non-recourse loan for the rest of the mortgage.

Before it was primarily retirees who were really looking for the social interaction with owners and other guests. 

I actually recommend house hacking as a first step if possible.
