You can buy these for low dollar amounts and $15k might buy a few but realistically, you don't have enough money to spread the risk over enough notes to make a go at these.Private/hard money lenders are performing note investors.

And for off market deals cash or hard money is the only way I'll go at this point.

@Ryan Horne yes you can account for less for the cap/ex, but I would not put it at 0%.

@Jon Graham  for 18 to 24 months HML is not the way to go at all. first off this person would need real money down.. and his intensions are to use OPM as equity...

It ranges from - scary, don't go at night, to - decent area with working class that are trying to get by.  

I never formally flipped but that seems like there is enough wiggle room there to make a go at it.

I've always aspired to be an entrepreneur so I'm thrilled to actually make a go at it.
