@James Carlson I think what your doing and highlighted is a perfect picture of the arc of maturing as a proficient niche expert. 

But more importantly, I think, are you willing to do the commercial real estate marathon and dedicate the time, energy and attention to get educated and proficient in this space? 

No one can predict equity growth accurately, but if you're proficient at understanding real estate market cycles you can probably do okay, but this isn't for beginners that don't already have capital and steady cash flow.

I would consider an agent with 25 deals a year proficient, more than 50 very strong and 100+ is an absolute outlier.
