By a professional estimate I mean having a contractor bid the work, not just me estimating the jobs. 

After years and years of being frustrated by how tough it is to find honest, communicative contractors, I decided to start a Handyman/contracting business.This is NOT a solicitation.My question is – What are Property Managers / STR Owners / Investors looking for when they need a handyman and how are they finding them?

Also, the ability to find good deals with an accurate budget to complete the project up front from some good project managers/general contractors.

Horror story #2: while selling off one of the Class C Indianapolis properties, buyer asked me to pay replace the sewer line before closing... absolutely not...here's a partial credit (check to written out to contractor from closing proceeds so buyers don't pocket the money) 

You need better contractors, because "not* putting in clean outs on a full repipe is just dumb, lazy and cheap.

My contractor does great tile work. 

Unless you negotiate a new contract or addendum with your PMC, they do NOT have to abide by any requests/demands you make that contradict what's written in the management contract.If they have in fact NOT followed the terms of their contract, then you'll want to send them something in writing pointing out the specific language in their contract that they violated and ask what they plan to do about it.If they fail to correct or address the issues, then you'll want to start looking for a new PMC.

I can say from having taught classes on these loans that your contractor will be the biggest key to your success.

So, I feel until I am able to GC my own projects or find trustworthy contractors I would rather focus on long-term rentals.
