I've not looked at what I could get for rent ahead of time, like you have, but it's a large apartment with 1 bedroom, 2 other rooms (office plus bonus room, etc) plus a brand new open concept kitchen, with its own separate entrance and garage access. 

I like the concept of BRRR and the way that can help scale faster.I have been prepping and learning on the real state side of thinks for 9 months, Books, seminars, workshops you name it!

So seek opportunities to learn more advanced concepts away from university, keep sharpening the sword. 

I like @Chris Seveney concepts.

No one arguing for rent control, rent stabilization, or "just cause" nonsense understands basic economic concepts, and holds beliefs that are fundamentally opposed to the principles of liberty and freedom, upon which the US was founded.It would be great if we could just laugh along with them at the joke, but their efforts and scare tactics are still getting implemented and causing long-term harm.  

I even took some of the concepts discussed in the book and applied it to how I manage my personal finances as well, incredibly helpful read!

And while travel is going to be expensive for any property, if you only have one in a market, the concept is the same with less rent: that $2,000 flight/hotel/rental car food for a one night visit, ties up a lot more of your gross when that gross is much lower. 

@Sarita Scherpereel I am in total agreement with you on this concept of neighborhoods. 

This probably provides an adequate level of protection for Freddie.It’s a concept that is hard to swallow.

And for the record, banks handling HELOCs differently in different places doesn’t disprove the concept.
