@Dawn Johnson I am also a Virginia landlord, not a lawyer, no legal advice, but my understanding is unless your lease clearly states your lease renews annually or you have tenant sign an addendum showing new term ends x date, then she likely believed it converted to monthly.

Also, consulting with a lawyer who specializes in property tax abatement and deductions could help.

I am not a lawyer and it would be better answer by a title attorney.As per my experience a quitclaim is enough to transfer ownership.

Also, in my state the lowest level magistrates do not even need to be lawyers.

I am not sure she is going to leave me alone.Would you pay a lawyer to write a letter to leave you alone or just do as you say and if she does file a small claims just deal with it then?  

@Emily Ellis I'm not a lawyer, however several properties in my area I found thru 2 separate wholesalers, turns out they were marketing a property which was listed on the mls and they were "in contract" which was bs, ended up one of my agents brokers were the listing as g ed NY and pulled the the excepted offers from them.
