Turned out all my properties I was under my deductable so that was a unexpected 16K expense thanks to Irma.Two weeks ago I got a notice from my insurance carrier notifying me come October my insurance will no longer be renewed due to lack of documentation that repairs had been made.I called my agent and apparently there has been some mix up on their end. 

She also told us that our insurance carrier would not cover that dog. 

You will probably need several carriers. 

Except, in NOLA, there are only a handful of property insurance carriers. 

I don't think bedbug carrier is a protected class. 

@Richard Snyder I have never heard of them, but sounds like a hedge fund back insurance carrier looking to do everything through automation. 

Most do this for 'asset protection' but forget to inform/ask their title co and insurance carrier of the beneficiary/owner change. 

Your insurance carrier may also want it.If it were me, and I could afford to carry the property vacant, I'd move the tenants out and rehab the whole place at once. 

You invest outside of your policy with the line of credit against the cash value of your policy.I don't know who your carrier is.

Some carriers will take that into consideration when rating a policy.
