Those rentals debt serviced and also covered my California monthly rent (I know some of you may question paying someone else's mortgage) but at that time, I preferred the renting lifestyle which placed me much closer to work, my family, my clients, and friends.

As I’m sure you know, Las Vegas is SUPER cheap compared to most of California, Miami, or NYC.

Most contractors here in California will charge their hourly rate and possibly ad on a smaller charge if they need an assistant.  

Mostly California but at least one east coast state in famous for it as well. 

- No it can be any type of investment property- If I did buy a duplex here in CA could I live in one side while renting out the other? 

I can do 10% down on second home in TX,CA or FL15% down on DSCR for investment in most states
