In playing with the numbers a bit, I'm seeing a trend of atleast 2% rent to price and (ideally) < 7% mortgage rate needed to achieve a decent cash on cash rate.

So if you had 20 of them, you're talking about a huge retirement kicker that you can build.If you're up there higher in age (i.e. 40's or 50's), then the long play doesn't make as much sense. 

That can play a big part when issuing terms. 

You have to value your time, leverage your skills, and execute a long or short term play. 

Looking for a long term play with rent stability more than making huge cash flow.

Yep, an SF play is actually interesting to me right now.

This platform has played such a key role in my journey over the years.

You just have to do a LOT of homework and play by the rules.

So it can be good for cash flow and building in tighter spaces but it is less of a equity play in today's market if you're looking to sell right away
