I think 60% LTV for Canad, UK, Australia (since there is some semblance for credit tracking in these countries).

All documents even those you will not sign should be presented to the investor as Exhibits at signing, so can really show you what these look like. 

The buyer was going to pay cash from the home sale for the purchase, so I added the All Cash Purchase Exhibit. ( I called the agent when I submitted the offer and informed her that the cash to purchase would be funds from the sale of her home.) 

Find out who is exhibiting or sponsoring meetings around you (look at past events as well).

Australia is a different case, thats just appreciating money that's sitting in land rather than the bankIn theory I say because things will always break and tenant turnover will occur.
