If closing is on the 24th of June, then they are close to having to lift the conditions or they risk losing their deposit.

I see based on your profile picture that you understand the importance of reps :)  Just like lifting weights, there are a lot of different niches within REI, so I would find one you like and then find people doing it full-time. 

So apples to apples, we are behind here.  

But look at where Apple and Google posted up.

The Lead does all the heavy lifting and they get a portion of the profits for their efforts.So, what must a passive investor do? 

I use listings  with good pics & addresses so that I can make apples to apples comparisons.

@Andrew Hogan, again, I respect I may be talking apples and oranges here, but the value of 506(c) is primarily to GROW a database of potential investors.
