I wanted to get your advice on a fix-and-flip project I’m considering in the West Palm Beach area.

I don’t have any goals set at the moment, I’m currently brand new and gathering information. 

My last claim to fame was working on set for Season 1 Love Is Blind on Netflix also as a wedding photographer. 

Being a NYC resident (originally from Long Island), the price of entry in the area is on the higher end, so I've been considering some options in the NY Capitol region, as well as NJ and CT.

My plan is to set up a syndication fund with Canadian (and U.S) investors to purchase short-term rental properties in the Puerto Vallarta and Rivera Nayarit area (which is booming).

No matter what way you choose to get started, if you are consistent and dedicate time regularly, you will be set up for success for years to come.

I've never had a single complaint from any of my STR guests regarding not providing streaming services.Also, be sure to set that expectation up front in your listing - let guests know you provide high speed internet and have smart TV's so they need to bring their own log-ins if they want to use any streaming services.

Based on the knowledge and experience you have, would you consider this strategy if you had to go back at my age?

Consider this scenario:- You buy a $400,000 duplex with 5% down ($20,000) at a 6.5% interest rate.- Your monthly mortgage payment (PITI) is about $2,800.- You rent out the other unit for $1,800 and maybe a spare bedroom for $500.- Total rental income: $2,300.- You’re still responsible for a $500 gap each month.Add in maintenance, unexpected expenses, and vacancies, and your costs can climb even higher.

I picked up the BRRRR method book and feeling confident in setting it all up (we did a similar process for our Airbnbs).
