I will fix things that break, but I will not make changes or improvements to the property just because the tenant asks.If they are that unhappy, give them one chance to break the lease and move out. if they choose to stay, that is evidence they are happy with the property and will fulfill their lease.

The big difference from my situation when I was not held responsible is that you notified them that it was a hazard, and have an arborist's professional opinion that it was an urgent situation needing to be take care of, and photo evidence.

The general issue with accepting a partial payment is that unless there is something in writing to the contrary it can be seen as evidence that a payment plan was made between you and the tenant.

Hi Geoffrey, there is a tiny chance they will agree to postpone but you need to contact the lender immediately (bank in this case) and provide the evidence that you are a serious buyer (this can include a signed purchase agreement and proof of funds).
