Florida is being hit more and more and it eventually might hit SC and NC if it hasn't already but the further you get from the Caribbean Sea and the Gulf of Mexico, the lesser the risk.

I'm also new the vacation rental and have a property (beach front apartment) in the Caribbean that I'm considering renting out. 

(This is especially true for locations that require a flight to get to, such as Hawaii or the Caribbean for example.

Post Covid will the top 5% income travelers continue to come to the Smokies, or will they do more Caribbean/city/international travel. that is a risk I'm not willing to take in this market.

I don't know what your definition of the Caribbean is, as many includes Mexico and Central America in it so I will just in case.
