At least that's what I would go with depending on what you are trying to do once you acquire it (live in, rent out, re-sell, temp rentals etc.)Just to give you an idea, a 200k loan with 4.5 owner occupied interest rate plus taxes/insurance an easy $1300/month plus since its a condo you pay an HOA fee which in LBC it can range anywhere from $150 - $450.

The fact that it is an industry within the industry speaks to how the practice has been manipulated. 

The downside is that it upsets the status quo and exposing you to more tenant manipulation (I have personally survived a public smear campaign - it nearly consumed me).If you chose to carry the flag, and I hope you will, I believe it be one additional thing that helps you learn, grow and sleep even better at night.

I can, in the same way, fault all agents for the few that will manipulate their unsuspecting clients...

Working with real estate investors, price is always going to be an issue...It needs to be a balance of pricing and quality of work...Do your research of distributors in your area and find a good quality no brand name furnace and then offer to pass along savings to your customer base...We were using Goodman, now swithed over to Air Temp 92% effeciency furnace with an Airtemp AC coil, condenser, this has saved us approx. $1,000 on an entire new forced air system.

We find that the most effective 'protection' is to put them through a temp agency you use. 

Painted it white and sprayed the Fireplace doors with spray paint designed for high temps.

Tyler: CAP rates are bogus numbers that any commercial agent can manipulate to make a property appear to be doing well when it is not paying for itself.

we had a control on our boiler in basement that only we could access,, we disconnected the theromstat in the unit and set the boiler at the temp we wanted,, kept it at about 70.. we had a new thermostat put in the boiler room.
