And if she has dementia, it will get worse, and she could burn the place down when she puts something on the stove and then takes off to go shopping, etc.As far as the daughter - you don't have a contract with the daughter, you're not an assisted living facility, so it's not appropriate to deal with someone other than the tenant you are contracted with.What I'd do with her in the meantime, is tell her that you are changing the way you do maintenance for non-emergency matters.

I might replace the dishwasher with a new white one to match the refrigerator, microwave and stove--white theme is ok for rentals in my book (watch a few youtube vids on this replacement unless you have done it a few times)...

What they did in this room, is basically on one half is the kitchen and closet (the left wall as you walk in the door), straight ahead is the stove with microwave above and a window.

There are some items on my app I don't feel that I need- namely bank account #'s but I do like to know they have some savings.I got my lease from other local landlords, and adjust that as needed- mainly adding things to the addenda that aren't covered in a normal lease but crop up with my tenant pool :) such as that they are responsible for the light bulbs in their unit, not to use the stove for heat, when to take out trash, etc.

Ginny;I make an Itemized record of all repairs and cost's, this includes everything, light bulbs,blinds, paint, cleaning behind stove and fridge what ever the costs to make the property ready to rent again.
