Try this on for size: a judgement creditor gets the right to distributions, and the GP decides whether to make distributions.  

Or is the issue "wholesaling" If we take "wholesaling" out of the equation: no double close, no contract assignment, no rushed time frames, no judgement of the wholesaler's profit...would you make an offer on the same property if it were an REO on the MLS?

It's hard to find an applicant without at least ONE financial judgement against them.

I successfully received a judgement from PA court of Delaware county on my tenant who owes me $12K.

It might have stayed in the end stages and the process might be close to judgement or even sale date but that could be pretty dated.  

They always have the best feel for an area and I respect their judgement as to the subtles of exact area, exact street, amenities, etc.

Aly, I turn amounts owing into collections without a judgement all the time, it is common practice here.

I think that applies within the college setting as well.when I was in school there was a range of different properties on campus - from up to date, well kept, 2-4 bedrooms all the way to 12 bedroom slums that served as pass-down senior houses. no judgement towards those tenants living in the the latter but as a tenant myself, I would be more likely to beat the crap out of the 12 bedroom as there is less guilt subconsciously since it is already in bad shape.

It's an unfair judgement on a huge swath of the metro area with a lot of good areas.
