If we wholesale how much instant equity should we leave to be appealing for an investor to buy into - 10%, 20%?

I do like to provide some extra items which guests appreciate immensely: my welcome basket has some instant oatmeal pouches, granola bars, microwave popcorn and a couple of little chocolates and some fresh fruit.

I also think that people today are always looking for instant gratification.

I doubt that anyone can match 100% percent gain in REI considering in my case that is an instant gain, I don't have to leave it sit.

Re apparent vs. apparent conflict in the instant situation... that's my opinion. 

Instantly, I think there is something wrong with them – termite damage, major plumbing issues, structural/foundation problems…etc.
